 由于中港两地商贸发展频繁,房地产测量评估交流日多。 326日,我参与了为期三天的资格互认面授及补充测试,此行令我更了解内地房地产市场并进一步认识了内地相关的法律制度、政府架构、土地制度、城市规划、估价技术标准。同样地,此次互认面授亦将香港的经验和管理制度带进国内,为内地房地产市场带来商机。

通过此次补充测试,本人虽然已获得内地房地产估价师的执业资格,成为中国房地产估价师的个人会员,但是要达到促进中国和香港的经济发展及经贸联系,本人认为是需要双方更加紧密的合作,例如透过双方学会,多举办一些学术交流的会议及讲座,从而使中港两地之估价师可以互相交换经验,加强双方之认识及沟通。

~ Preface ~

The achievement of this book results from a culmination of input from prominent Professionals in their respective fields. The first edition written by P.J. Roberts was tremendously resourceful in providing a basic knowledge and insight to land matters in Hong Kong. On the suggestion of being able to participate in the publication of a revised edition, I was happy to assist in anyway possible and it has been the most rewarding in being able to make a nominal contribution on my part. My deepest gratitude and thanks to all that have made this book possible.

As a practicing surveyor in Hong Kong, one realizes the constantly varying conditions in the market of such a vibrant city and consequently the knock on effects in the property sector. Accompanying this continuous change, Government regulation keeps apace in controlling development therefore it is a challenge in itself to keep abreast of information relevant to the valuer.

I am confident that this revised edition is a valuable literature not only for the real estate profession but also for people who are interested in the valuation of development land.
