由於中港兩地商貿發展頻繁,房地產測量評估交流日多。 326日,我參與了為期三天的資格互認面授及補充測試,此行令我更了解內地房地產市場並進一步認識了內地相關的法律制度、政府架構、土地制度、城市規劃、估價技術標準。同樣地,此次互認面授亦將香港的經驗和管理制度帶進國內,為內地房地產市場帶來商機。

通過此次補充測試,本人雖然已獲得內地房地產估價師的執業資格,成為中國房地產估價師的個人會員,但是要達到促進中國和香港的經濟發展及經貿聯繫,本人認為是需要雙方更加緊密的合作,例如透過雙方學會,多舉辦一些學術交流的會議及講座,從而使中港兩地之估價師可以互相交換經驗,加強雙方之認識及溝通。

~ Preface ~

The achievement of this book results from a culmination of input from prominent Professionals in their respective fields. The first edition written by P.J. Roberts was tremendously resourceful in providing a basic knowledge and insight to land matters in Hong Kong. On the suggestion of being able to participate in the publication of a revised edition, I was happy to assist in anyway possible and it has been the most rewarding in being able to make a nominal contribution on my part. My deepest gratitude and thanks to all that have made this book possible.

As a practicing surveyor in Hong Kong, one realizes the constantly varying conditions in the market of such a vibrant city and consequently the knock on effects in the property sector. Accompanying this continuous change, Government regulation keeps apace in controlling development therefore it is a challenge in itself to keep abreast of information relevant to the valuer.

I am confident that this revised edition is a valuable literature not only for the real estate profession but also for people who are interested in the valuation of development land.
